Who operates PropertyLabs

PropertyLabs is a building-permit intelligence platform that organizes municipal permit records into city, neighbourhood, address, applicant, and contractor surfaces. We aggregate permits published by municipal open-data portals across Canada, with expanding North American coverage, and normalize them into a single consistent schema.

The platform, the public research, and this website are operated by the PropertyLabs team. Our company presence is maintained on LinkedIn.

Who prepares the research

Reports published under the PropertyLabs Research banner are prepared by the PropertyLabs Research team from the same municipal-source permit data that powers the product. Every flagship report lists the datasets it draws from, the extraction date, the date field used, and the row counts before and after exclusions.

We treat permit issuance as evidence that a project has been permitted - not proof that construction has started or completed. Where a claim would require a comparison we did not run, we state the limitation rather than the claim.

Editorial standards

Declared values are applicant-reported at filing, not appraised or assessed. Where a municipality repeats a single master-project valuation across many sub-permits, we count that value once. We disclose coverage gaps - for example, cities that publish no usable declared-value field - rather than silently omitting them.

Entity labels reflect how a party is named on the permit. We do not assert that a named applicant is the general contractor of record unless the source supports it.

Correction policy

If you find an error in a published report or in an individual permit record, tell us and we will investigate. Municipal sources remain authoritative for individual records; where our normalization diverges from the source, we correct our copy. Material corrections to a report are noted on the report itself.

Data methodology and ownership

PropertyLabs owns the normalization logic and the research analysis. The underlying permit records are public data published by the respective municipalities and remain subject to each municipality’s terms. Each report’s "Sources and limitations" section links directly to the originating datasets so any figure can be independently audited.
