Enter the property address slowly and choose the official suggestion. For a unit, use the unit and street number; if no match appears, use the address on the rates notice or the map search.
Order the product that matches the research need: a property file for documents held about the property, or a LIM for the Council’s formal summary of specified property information.
In a property file, look for building and resource consents, original plans, correspondence, and related reports. In a LIM, review the consent and property-information summary.
Distinguish an application or issued building consent from inspection results and a Code Compliance Certificate. Contact Council when the ordered record does not resolve the current status.

Confirm whether the project requires building consent, resource consent, both, or qualifies for an exemption. Exempt building work must still comply with the Building Code.

Monitor the application and provide requested corrections or evidence. Incomplete submissions and unresolved requests can extend processing.
After consent is issued, build to the approved documents and book the inspections identified for the project before covering regulated work.
When the consented work is complete, submit the required records and request a Code Compliance Certificate. Confirm issuance instead of treating an inspection or application status as final closeout.
